    GENERAL DESCRIPTION OF POSITION

    The primary function of this position is to deliver outstanding service to both internal and external members and prepare mortgage loan files for closing, fund loans, and ship files according to investor requirements.

    Responsibilities

    ESSENTIAL DUTIES AND RESPONSIBILITIES

    1. The Mortgage Loan Closer/Shipper will strive to deliver excellence while executing their role. As part of our internal commitment to the member, the Mortgage Loan Closer/Shipper will work in synergy with the Mortgage Department to consistently deliver an exceptional loan experience.

     

    1. Obtain title insurance binder on property, complying with any requirements shown on the title commitment to ensure the credit union will have a clear title to the property.

     

    1. Prepare closing instructions for the title company, to include a package of all documents required to secure the loan, such as mortgage, note, etc. and approve the HUD-1 Settlement Statement. Based on our internal service standard, the Mortgage Loan Closer/Shipper will complete the wire transfer request prior to closing to fund purchase mortgages. In addition, the Mortgage Loan Closer/Shipper will complete the wire transfer request during the rescission period to fund refinance loans.

     

    1. Review documents after closing. Check for proper signatures, legal description, fees collected, etc.

     

    1. On servicing retained loans transfer mortgage loan files from processing system to servicing system.

     

    1. Prepare files for delivery to investor by pulling required documents, obtaining signatures on Note and Assignment. Based on our internal service standard, the Mortgage Loan Closer/Shipper will ship all loans to the investor within 15 calendar days prior to the expiration of the loan commitment, but no less than 3 business days prior to expiration of the loan commitment.

     

    1. Remit VA Funding Fee, HUD MIP and PMI premiums on closed loans. Based on our internal service standard, the Mortgage Loan Closer/Shipper will transmit all FHA Mortgage Insurance Premiums and VA Funding Fees within 15 days after closing of the loan as required by investor and/or program.

     

    1. Prepare files for FHA Insurance and VA Guaranty. Based on our internal service standard, the Mortgage Loan Closer/Shipper will request FHA Mortgage Insurance Certificates and VA Loan Guaranty Certificates within 60 calendar days after closing or as required by investor and/or program.

     

    1. Prepare all mortgage loan files for the records vault.

     

    1. Keep up with the final documents on closed loan files. Maintain closed document tracking on closed loans in mortgage loan operating system.

     

    1. Keep with the HUD, VA and investor delivery requirements to ensure that no files are rejected because of non-compliance.

     

    1. Report HMDA data to internal compliance and auditing departments quarterly and yearly to the required agencies.

     

    1. Perform duties as Notary Public for department.

     

       14. Perform any other related duties as required or assigned.

    Qualifications

    QUALIFICATIONS

    To perform this job successfully, an individual must be able to perform each essential duty mentioned satisfactorily.  The requirements listed below are representative of the knowledge, skill, and/or ability required.

     

    EDUCATION AND EXPERIENCE

    Mental alertness and adaptability to office and field area work routines. Equivalent to four years high school or GED, with particular emphasis during high school in office skills, shop skills, or others, plus 12 to 18 months related experience and/or training, or equivalent combination of education and experience.
